There are two main types of ways to reroof an existing building. One is a go-over method where a new roofing system is installed over the existing roof. The other method is roof replacement where the existing roofing materials are removed down to the substrate and then a new system is installed. The cost difference between installing the systems is large because of the difference in work involved.
When doing a go-over reroof. The existing roof is properly prepared – ballast removal, wet areas removed, etc., a separation coverboard is installed then the new roofing system complete with all it’s flashings and terminations.
With a roof replacement, all the existing materials are removed and disposed of, new insulation (thick enough to have an R-value to meet code) is installed, then the new roofing system complete with flashing and terminations.
A number of questions must be answered to determine which method is right for your building. First, are multiple roofs currently installed on top of each other? Second, are there many wet areas in the roof? Third, how bad is the condition of the existing roof? We will find answers to these questions through roof samples, infrared testing, investigation of warranties and documents from the building, etc.,
Once the method of reroofing is determined, it is time to find the right roofing system to install.

Manufacturer’s full warranties for our reroofing projects
M. Gottfried, Inc. offers full manufacturer’s warranties for our reroofing project. There are many different types of warranties being offered these days. Some are issued just by the installer, others are by manufacturers. Warranties can cover material only, be prorated (cover less and less over time), others have a no dollar limit for the life of the warranty.
We strongly recommend manufacturers warranties over contractor warranties. Manufacturers have much more funds backing them up then contractors, and usually do not “disappear” or “not pick up their phones” after a few years.
That being said, Not all manufacturers are equal or issue equivalent warranties. M. Gottfried, Inc. uses manufacturer’s with products that have a long track record in the industry and have a warranty pool that is well funded. They also issue No Dollar Limit warranties for the duration of warranty period.
By using top tier manufacturers and providing their NDL warranties, we leave the owner with knowledge that their investment is done right and backed up by the best warranties in the industry.
